All investments require analysing to maximise returns. The following tool can be used on 'intending to purchase' and 'existing investments'. After entering some 'requested information' you will be supplied with an estimate of the value of the property(s) over time and its possible cashflow. This will be calculated for the current year and over selected years, for the next ten years. You can recalculate as many times as you wish and for as many investments as you wish. You may consolidate the 'requested information' for several properties to obtain consolidated values for a group of properties. You must do the consolidating yourself then enter the information. If you have entered your property details in the Property Management section, you will find a report the same as this one except that the values are entered for you. If you use 'Holdings', the consolidated values will be used. Obviously the results produced are only a rough estimate. The results are as accurate as; the information you enter, your assumptions for the future and the assumptions built into the tool. Use this tool at your own risk. Enter Property Valuation
This may be the purchase price (if recently purchased or is a possible purchase), or a current valuation, or your best guess.
Estimated Average Capital Growth %
Enter your estimated average annual capital growth for the next ten years.
Enter Total Borrowings
Include total of all mortgages etc where the cost of the mortgages is to go against the income. You may use the to help you.
Enter Average Interest Rate
Enter what your estimate of what the average annual interest rate for your borrowings will be for the next ten years.
Enter Monthly Mortgage Payments
This should be the total payments, including interest and principal monthly payments, that you are paying or you plan to pay. You may use the to help you.
Enter Building Value to be Depreciated
Enter the value of the building(s) on the property that can be depreciated.
Enter Building Depreciation Rate
Enter the current building depreciation rate or whatever rate you would like to use for the next ten years.
Enter Chattel Value to be Depreciated
Enter the value of the chattels on the property that can be depreciated excluding GST.
Enter Chattel Depreciation Rate
Enter the current chattel depreciation rate or whatever rate you would like to use for the next ten years.
Enter Total Expenses per Year
Enter your estimate of the average expenses per year that can be used for the next ten years excluding GST.
Enter Annual Rent
Enter the current rental received per year excluding GST.
Estimated Annual Rental Growth Rate
Enter your estimate of the annual rental growth rate to be used for the next ten years.
Enter Inflation Rate
Enter your estimate of the average annual inflation rate for the next ten years.
Enter Your Effective Tax Rate
Enter your estimate of your average tax rate for the next ten years.
