How to use a Wiki
Be Bold in updating content. If you see content, spelling or Grammar mistakes, edit to fix. Don't be careless and keep a neutral point of view. Perfection is not required. Pages will have incomplete articles and random collection of ideas and facts. Add your knowledge then save for others to edit and add more knowledge. Avoid duplication, irrelevancy and inaccuracy.

General Comments on using this site
Using 'Your Finance'
Here is the instruction manual as it stands. There is still a lot to be added.
- Finance Details - The main page for entering and maintaining your property details.
- Categories - Once everything is set up this page will allow quick rent, mortgage and expense entry
- Statement Entry - Once you have your entire property portfolio established, it is convenient to have all the normal rents, expenses and mortgage payments easily loaded from your bank statement. Most banks now offer the facility to download your statement to a file on your computer.
- Term Investments - In your address book enter the names and relevant details of all the people & organisations you deal with. This could include tenants, suppliers, property owners, friends, fiends and even family. The one address book entry can be used for more than one purpose. For example, a tenant could also be a supplier, property owner and a friend.
- Reports - A wide range are available.
- Analysis - A wide range are available.

- Correspondance & Templates - Enter every important phone call, letter or visit etc so you have a record for later reference. To receive an email reminder at any date in the future, enter an 'Email Reminder Date'. You can set yourself up in the address book to able to send yourself an email reminder on any subject. A 'template' takes the information (tags) from what you have entered to generate the contents for letters, faxes, emails or even reports. Your template needs to be set up with your required layout and tags.
- Reports - A wide range are available.
- Turn Help On/Off - Help on takes up a bit more screen space but will give you single line help & hints.
- Edit Your Profile - Your alias, email address and other preferences

Using 'Tools'
- What is Your Property Cash Flow - All investments require analysing to maximise returns. This tool can be used on 'intending to purchase' and 'existing investments'. After entering some 'requested information' you will be supplied with an estimate of the value of the property(s) over time and its possible cash flow. This will be calculated for the current year and over selected years, for the next ten years. You can recalculate as many times as you wish and for as many investments as you wish. You may consolidate the 'requested information' for several properties to obtain consolidated values for a group of properties. If you have entered your property details in the Property Management section, you will find a report the same as this one except that the values are entered for you. If you use 'Holdings', the consolidated values will be used.
- Calculate that Mortgage - These are two tools for either calculating your monthly repayments or determining how much you can borrow.
- Graph that Mortgage - This report graphs the life span for a mortgage. Play with different interest rates and monthly payments to understand what affect these have. If your property is managed using Property Returns, you can produce this with each mortgage for a property/holding, all on the one graph.
- Simple/Compound Daily Interest Calculator - A tool for calculating deposit returns taking into account if the interest is calculated daily or not. Some providers offer interest calculated daily and some do not.
- Property Yield Calculations - All investments require analysing to understand returns. This tool can be used test different combinations of rent and property buying/selling/valuation price. After entering basic information you will be supplied with a range of yields and floor/land area per square meter values. You can recalculate as many times as you wish and for as many investments as you wish
